Three Pines is on a secluded gravel road - far away from road noise. Unwind and relax in adirondack chairs by the water or have morning coffee on the deck. There's strong high speed wifi and a 4K television if you are in the mood for entertainment.

- Well behaved dogs are welcome (limit 2, we are unable to accommodate pit bulls, Doberman pinschers and Rottweilers due to insurance stipulations). - We are unable to accommodate cats because of a family member’s allergy. - There are six steps to get from the driveway to the house. - There are two flights of stairs to get from the deck to the waterfront. - The living area of the house is all on one level. - The bedroom is small and cozy. - The driveway and lakefront have security cameras facing away from the house which are turned on when the house is unoccupied. Dogs are welcome (limit 2). We are unable to accommodate cats because of a family member’s allergy. This is a quite neighborhood. Outdoor noise should be kept to a minimum, and no loud music should be played outside (there’s a great speaker setup inside, though!).

Luke and Joy’s lakefront home was beautiful. Better than described. The house was clean and cozy. The views from the windows of the lake were incredible. And the property was awesome. We got a chance to canoe the lake, viewing the beautiful autumn colors and fishing. Very relaxing and peaceful.

What a wonderful house to enjoy all lake activities. Kayaks and a row boat are available and easy to access. The house is in great condition and fully equipped. The house guide is extremely helpful. We would definitely stay here again!

Three Pines Lake House is one of our favorite places to stay and we especially loved our third visit this summer. The house is so thoughtfully designed and comfortable and always immaculately cleaned. The view down to the lake is stunning, and we appreciate having both upper and lower decks to sit out on. The lake is the star of the show: beautiful and refreshing and a delight to explore every day. Beyond the property, this small lake community is so quiet and peaceful, and Darlene down the road makes the best pies we've ever had! The location is an excellent home base for exploring hikes, shops, and eateries both in New York (e.g., Cambridge, Saratoga Springs, Glens Falls) and nearby Vermont (e.g., Poultney, Pawlet, Dorset, Manchester). And best of all, the lake house is dog friendly! Our canine companion adored his time at Cossayuna Lake as much as we did.

Luke and Joy were great hosts. They respond quickly and provide a comprehensive house guide. The property looks exactly as advertised. It is peaceful and beautiful. The weather cooperated allowing us to enjoy kayaking, swimming, and playing in the lake. After a day of water fun, we used the grill to cook dinner. We really couldn’t ask for anything more! Hoping to go back again in the future!

Perfect for a peaceful getaway. Quiet nights grilling, reading, cooking, watching a movie. Days on the lake on the Kayacks and paddle boat. Very quiet, comfortable space. Perfect for a break from work / city life!
